LL152 due date lookup/What a Local Law 152 inspection costs
Two costs, and only one of them is knowable in advance. DOB's filing fee is $35 and is the same for every building. The inspection itself is quoted, not listed. Most NYC firms publish no price at all. Of the ones that do, published figures start between $399 and $850 depending on the firm and the building.
Paste a list of addresses or BBLs and get each building's community district, its sub-cycle, and the dates that lead up to its deadline, read from DOB's own covered-buildings list.
Open the due date lookupThese are set by rule, identical for every building, and payable to DOB rather than to your plumber. 1 RCNY §101-03.
| Filing | Fee |
|---|---|
| Certification of the periodic inspection, the routine one | $35 |
| Extension request | $35 |
| Certification of correction | $35 |
| Certification of no gas piping system | $375 |
| Documentation regarding no gas service | $480 |
Two things worth knowing. The fee only started being collected on 27 July 2026, so pages written before then that tell you filing is free were correct at the time and are not now. And no firm we checked bundles the $35 into a published price, so assume it is on top.
We looked at around twenty-five NYC plumbing and compliance firms. Eight publish a number. The rest put everything behind a quote form.
That is the real answer to the question, and it is more useful than a made-up average. Here is what the eight actually say, with dates, because a price from 2021 is not a price.
| Firm | Published price | Page last changed |
|---|---|---|
| HBNY Plumbing | $399 for a 3 to 6 family building, $499 for most others, free estimates over 20 units | Aug 2026 |
| Mark Henry Plumbing and Heating | Starts at $400, depending on building size and location | Feb 2026 |
| Ranshaw | From $650 and higher | 2021 |
| Stanley Lewis Plumbing and Heating | Minimum charge $750 | Aug 2026 |
| The PAR Group | Costs begin at $850 | Feb 2026 |
| Empire Plumbing | Often starting around $800, up to $10,000 for larger properties | 2022 |
| ATG Mechanical and M&S Mechanical | $1,000 to $10,000 | 2024 to 2026 |
ATG and M&S publish the same range in near-identical wording, so treat that as one figure, not two. Ranshaw and Empire predate the filing fee and a lot else.
What we will not do. Several sites publish tidy cost bands by building size. The ones we traced were either software-generated estimates that the publisher itself labels as unverified, or unattributed numbers from a compliance vendor with no source and no date. They look more helpful than the table above and they are worth less. We would rather tell you the market is quote-gated than invent a number you might budget against.
Firms that explain their pricing name roughly the same inputs. This is their reasoning, not ours.
Nobody publishes a per-riser or per-meter rate. Meters and pipe footage are inputs to a private formula, not a listed unit price. If a page implies you can compute your own cost from a rate card, no such card exists publicly.
Corrections. If the inspection finds conditions requiring correction, the repair is separate work on a separate timetable, and the certification of correction is another $35 filing. Firms that address this are explicit that repairs, filings and closeout sit outside the inspection fee.
Repair costs have no meaningful published range. They run from trivial to a gas line replacement costing more than the building's annual maintenance budget, depending on what is found and how much has to be opened up to reach it.
Quotes are hard to compare because firms scope them differently. Four questions make them comparable.
The penalty for not filing is $1,500 for a 3-family building and $5,000 for everything else. A missed filing costs several times the inspection. So does a filing that lands after day sixty, because that voids the certification and forces a new inspection, which means paying for the whole thing twice.
That is the actual financial risk in LL152. It is not the inspection price. It is the administration around it.
Most firms quote rather than publish. Among NYC firms that do publish, starting prices run from $399 for a small multi-family building to $850, with wider ranges up to $10,000 quoted for large or complex properties. DOB's filing fee of $35 is separate and fixed.
Yes. $35 to file the certification, under 1 RCNY §101-03, payable since 27 July 2026. No firm we checked bundles it into a published price.
Price depends on meters, exposed pipe footage, mechanical and boiler rooms, floors using gas, and building size. Firms that explain their pricing describe a formula over those inputs rather than a flat rate.
No. Corrections are separate work with their own timetable, and the certification of correction is a further $35 filing.
Filing more than sixty days after the inspection. Under §103-10(d)(2) the certification does not count and the building needs a new inspection, so you pay for the inspection twice and may still draw the penalty.
